Mezzanines 101: Adding Usable Floor Space to Your Hamilton Facility

A mezzanine is usually the cheapest way to add usable floor space to an existing building — no new foundation, no new roof, no land acquisition. Here's what actually goes into planning one.

Start With Load, Not Layout

The single biggest factor in engineering and pricing a mezzanine is what's going on top of it. Storage racking, foot traffic, and heavy equipment all have very different live-load requirements, and that number drives the entire structural design — column spacing, beam sizing, and connection design all follow from it.

Access and Egress

Any mezzanine used by people (not pure storage) needs code-compliant stair access, and depending on size and use, may need a second means of egress. This is worth settling early — it affects where columns can go and how much of the floor plan is usable space versus stair footprint.

What We Need to Quote One

• Approximate live load (storage, foot traffic, or equipment)
• Available floor-to-ceiling height
• Existing column locations, if any constrain the layout
• Intended use (storage, workspace, office space)

A sketch or a few photos of the space is enough to start — a formal engineered plan isn't required before we can give you a working number.
